Harbour House, Nissaki.

A slim stone coping, water held right up to the edge, and a curve that follows the line of the terrace. Kept this fine and this level, the pool stops reading as just a vessel for water, it becomes a surface, one that picks up the olive canopy above it and the light filtering through. The paving is laid in the same warm stone, so there’s no hard change of material between wet and dry, and the sea stays a glimpse beyond the trees rather than the whole view.

Corfu Old Town is full of creative thinkers, music

Corfu Old Town is full of creative thinkers, musicians and artists.

Just around the corner from the historic Tobacco House, home to our Tobacco House Suites, is a tiny bar where someone often plays the piano and sings, with people spilling onto the pavement to watch and listen.

We restored and designed the suites for our sister company @townhouseco. The brief was to keep the character the building already had, and with a street like this on the doorstep, it’s easy to see why. Creativity has always lived in these streets, from the shuttered windows and hanging baskets made from sunhats to the music at the end of the road.

Rou Estate.

When Dominic and Claire began the restoration of The Rou Estate back in 2004, wellness through connection to the landscape, the flora and fauna, was part of the vision from the start, a reason the yoga platform now runs sessions three times a week against the same view across the hills to Agni and San Stefanos.

Here we hark back to a memorable retreat, back in 2018, one of many that have passed through since: mats out at sunrise, a teacher's voice carrying across the open sides, and a group that made it a week to remember.

Sometimes, all that's needed is a different perspective.

Most people see the Old Fortress from inside its walls, from Falaraki beach or from a boat pulling into the harbour.
From a quiet stretch of dock in Mandouki, the detail drops away, and only the outline is left, the silhouetted shape against the sky and on the water.
It's a reminder: a building's proportions only really read once you've stepped back far enough to see the whole shape.

Villa Kilifi, Kardaki Estate.

A vaulted roof and floor-to-ceiling glass keep the sea in view from almost anywhere in the main house. Terraces planted with old olive trees step down through the garden to an infinity pool, overlooking Kalamaki beach and the channel beyond.

Sleeps up to 10 across the main house and two garden suites.

Say Hello to Firefly.

One of our newest builds, set above Lakka in Paxos: a stone-built villa with a round terrace worked into the olive grove, sea framed through the branches from the covered veranda, and interiors kept relaxed and layered, woven pendant lights over the dining table, cross-back oak chairs, leather and timber furniture against pale plaster. Outside, agapanthus and gaura left loose along the paths to break and soften hard lines, with old olives keeping their ground.

Rou Estate.

This stone ledge sits where the terracing holds the shade through the afternoon, tucked beneath olive, turpentine, cypress and considered native planting.

The garden's terraces follow the fall of the original village slope, dry-stone walls holding each level, while planting is positioned to create canopies, filter, and play with the light.

The result is a garden made of many small rooms, some open to the view, others protective and cool, with every hour of the day holding a different atmosphere.

Not every project starts with a plot of land - sometimes it starts with knowing a place well enough to design boutique suites for how people actually want to live in it.

Busy time ahead: more coastlines, more views, more excuses to bring the boat out.

Quality control came along for the ride. Verdict: approved; currently reviewing the shade under the bench.

At the Beach House, the stone steps and paths wind

At the Beach House, the stone steps and paths wind around the old olive trees, all the way through the terracing.

Local stone runs from the house straight into the garden walls, blurring the boundary between building and gardens. The planting of rosemary, lavender and echium between the pale stone softens and complements any hard, constructed edges. Sky Blue shutters are a deliberate note of colour that connects and settles the build between sky and sea.

We designed it to read as one continuous piece of ground. Like all of our villas, the build sits seamlessly within the land and surroundings, as if they've always been there.

Koroneiki, Kalamaki Koroneiki sits low on purpose.

Koroneiki, Kalamaki
Koroneiki sits low on purpose.

On the Kardaki Estate above Kalamaki Bay, we gave four bedrooms in the main house their own private terraces, and set two further garden suites apart in the grounds, for a total of six king-sized rooms, each treated as its own master rather than ranked beneath one. The open-plan kitchen and living space steps straight onto terraces planted with olive trees, and the infinity pool sits within gardens shaped to hold the view out to the mainland.

It's the kind of restraint we look for in every project: let the setting do the talking, and build only what earns its place in it.

Most waterfront houses put everyone under one roof

Most waterfront houses put everyone under one roof; at Paralia, we kept them in three.

The plan consists of three separate cottages around a shared garden in Avlaki, with the main cottage housing the kitchen and living space, and two smaller cottages nearby, each with its own bedroom and bathroom. It's a quieter way to house a group than one large villa, everyone with a door of their own to close.

Mature planting runs the length of the plot, and a six-metre pool sits within the grounds. At the water's edge, a private jetty means arriving by boat is as easy as arriving by road: tie up, swim straight off the end, or take it out for lunch along the coast. Kassiopi is a twenty-minute walk if you'd rather stay on land.

It's an arrangement we come back to for a group house, a shared garden and terraces to bring everyone together, three separate roofs so nobody has to share more than they'd choose to.

Harbour House.

Coffee under the olive trees, a stroll past the lavender to the perfectly oval pool set into the terraced hillside down to the sea. Shady spots and seating areas are thoughtfully created to maximise relaxation. Inside, the colour palette is restrained to carry through the connection from outside to inside. Pops of colour via the beautiful Suzani’s, fabrics, and trims in every room and space are elegant and considered choices, creating relaxed luxury without being pretentious.

From above, the scale becomes clear: the Old Soap

From above, the scale becomes clear: the Old Soap Factory sits right at the edge of Loggos harbour, its new roofline the same terracotta as the village around it, though newly laid, and to be weathered over time.

At ground level, the chimney, majestic and towering. The exterior rendered yet not aged. This is what the rebuild looks like mid-way, shell first, memories retained and inspired, and still growing and changing.

When it's finished, the building returns to public life: a marketplace for local produce and makers, warehouse volumes for exhibitions and performance with the Paxos Music and Art Festivals, loft suites that keep the industrial character rather than dress over it.

Dove House's infinity pool runs 12.5 by 5 metres at a single depth, with steps built into one end and a shallow entry rather than a ladder over the edge, easy to read as a family pool before you've even asked who's staying.

The house sits into the slope across two floors above San Stefano: stone walls, exposed timber ceiling beams, and a terrace broad enough for covered dining alongside the water.

That bastion-like curve holds the corner rather than turning it — a shape you'd expect from an old terrace, built to hold a hillside rather than mark a boundary. The house is tiered to follow the contours of the existing slope, and the pergola extends deep enough to live outdoors.
